IFNA Housing Initiative: Ready-to-Build Home Designs for Member Nations

Access to safe, high-quality housing remains a top priority across IFNA member First Nations. To help address this need, the IFNA Technical Services team secured funding to develop complete, ready-to-build housing designs that communities can draw from as opportunities arise.
The designs, created in collaboration with Mookii Architecture, includes 3-bedroom and 4-bedroom homes, duplex options, and basement configurations, giving communities flexibility to select what best reflects housing needs and priorities.
The recent construction of 10 new homes in Whitesand First Nation using these plans shows how the designs move from paper to real homes in community. The project highlights how clear planning, strong coordination, and consistent standards help bring these houses to life the right way.

What makes this initiative unique is that the full design packages are prepared in advance. When funding opportunities open, communities are not starting from scratch. Each package includes fully coordinated architectural, structural, mechanical, and electrical drawings, along with detailed specifications. This preparation allows communities to move forward more efficiently through funding applications, tendering, and construction.
Significant care and planning went into every detail. These homes are designed to support families while performing reliably in Northwestern Ontario’s climate. Durability and long-term performance were key considerations, with high-performance building envelope strategies, enhanced moisture management detailing, and material selections aligned with lifecycle performance in northern conditions.
The packages include:
Fully detailed architectural, electrical, and HVAC designs
Completely dimensioned drawings to reduce construction errors
Clear product and material specifications to ensure quality
Durable materials selected to increase lifespan and reduce maintenance
Roofing systems designed for long-term performance
Construction approaches that help reduce common issues like moisture and mold
Because the designs are clear and comprehensive, contractors can provide more accurate pricing and schedule their work more effectively. With proper execution, these homes can be completed in approximately 32 weeks from start to finish.
At its core, this work is about raising the standard of housing across member Nations. By focusing on quality materials, energy efficiency, and long-term durability, we are investing in homes that support families today while protecting value for the future.
This initiative creates a clearer path from funding approval to completed homes, supported by defined scope documentation, standardized tender-ready packages, and structured construction administration. It strengthens oversight, reduces delays, and supports communities in delivering housing projects with greater confidence.
